Short-Term Rental

Regulations:

On June 17, 2025, City Council voted to allow short-term rental uses (AirBNB, VRBO, HomeAway, FlipKey etc.) within the certain areas of the city. Properties may be used for short-term rental in the following zoning districts subject to certain rules and regulations:

  • R-3
  • R-4
  • R-5
  • R-6
  • RB
  • MXD-1
  • MXD-2
  • B-2
  • B-3

You can reference the city’s online GIS to find the zoning of your property.

Registration:

All short-term rental properties must register and recertify yearly with the Planning Department. There is no cost for registration, but the department will verify that the property complies with all safety and use standards. Properties within the approved districts that were operating as short-term rentals prior to June 17 can register by October 1, 2025, after which point a penalty fee will apply.

In addition to registration, a special use permit is required for any new short-term rental established after June 17 if the property is not the primary residence of the owner. Special use permits are not required for short-term rental properties operating prior to June 17 if the property is registered prior to the October 1 deadline.
